Ted Mortarotti Ted Mortarotti has been a real estate investor and a licensed California real estate broker for over 20 years. Mr. Mortarotti started his commercial/apartment business with Marcus & Millichap in San Francisco. During his tenure at Marcus, Mr. Mortarotti developed a niche market of “to-be-built” apartment complexes. He was responsible for bringing to fruition 673 units in projects ranging from 72 to 120 units in northern California. Mr. Mortarotti has refined specialties in multifamily construction, property management and property ownership. Upon leaving Marcus & Millichap, Mr. Mortarotti and an associate from Marcus formed a syndication company in Walnut Creek, California for the purpose of brokering and acquiring apartment projects in northern California. During the first twelve months in business they acquired two apartment complexes and a 45,000 s.f. mixed-use center, and brokered numerous other apartment projects in the Bay Area and in northern San Joaquin county markets. Mr. Mortarotti has extensive expertise working with distressed properties and lenders. His experience includes working with numerous east coast lenders forced to liquidate properties in and around the Bay Area as well as numerous workouts during the financial collapse of the last market cycle. Mr. Mortarotti has also represented lenders in rent-controlled markets as an expert witness. He has also been active in the condo conversion market in both northern and southern California, as well as rapid renovation and resale of properties. Mr. Mortarotti is currently renovating and marketing a converted apartment complex in northern California as condominiums. He and several partners are actively pursuing opportunities in the apartment markets of the southeastern states reaching from North Carolina to Georgia.
